Booking terms

This site has no booking form and handles no payments. You write to us on WhatsApp, by email or by phone with your dates and the number of guests; we reply with the total price, the deposit and the conditions of the stay.

A booking is confirmed only when we confirm it to you in writing. Until then no dates are held and nothing is due: choosing dates in the calendar on this site is not a booking.

The price depends on the period and the number of guests: it is not published on the site, we state it in full in our reply, before you commit to anything.

A deposit is paid on confirmation: the amount and how to pay it are set out in the confirmation itself, together with when and how the balance is paid.

The municipal tourist tax of €2 per person per night is added to the rate and is paid in cash on arrival; any exemptions are set by the Municipality of Lierna.

The cancellation and date-change terms are given to you in writing before confirmation, together with the price and the deposit: they are part of the agreement and do not change afterwards.

For accommodation contracts with a specific date, the law does not provide the fourteen-day right of withdrawal that applies to distance purchases (article 59 of the Italian Consumer Code): the terms agreed at confirmation apply.

If you need to change or cancel, write to us as soon as you can: we always look for a solution.

Check-in between 16:00 and 21:00, in person and at an agreed time; check-out by 10:00.

The apartment sleeps a maximum of 6 people, the ones named in the confirmation. The minimum stay is 2 nights.

The parking space in the residence garage is reserved for the apartment and is free. The pool and the shared areas follow the residence rules.

On arrival we have to record an identity document for each guest: the law requires us to send the details to the Questura, through the Alloggiati Web portal, within 24 hours. It is a legal obligation, not a choice of ours.

The apartment is let for tourist purposes by Alessandra Comini, privately and not as a business, in Lierna (LC), Italy.
